2008 Commerce Street Revitalization and Reface

Historic District · Downtown Dallas, TX

Project Overview

2008 Commerce Street is a revitalization and reface project located in a historic district of downtown Dallas, Texas. The scope centered on renovating the building's primary street-facing elevations — restoring the reddish-brown and weathered brick façades, arched stone detailing, and black-framed storefront windows to preserve the structure's historic character. On the second floor, the existing layout was renovated and reconfigured into live-work units, providing flexible residential and professional spaces for downtown occupants. The ground floor was delivered as white-box tenant spaces, creating clean, ready-to-build environments for future retail and service tenants. Restored glass-pane entrances and red gooseneck exterior light fixtures reinforce the building's updated, brand-forward street presence. The project demonstrates how targeted façade improvements and strategic programming can reinvigorate a historic urban property without erasing its original character.
